One trade for every surface in the house.

You bring the plans and a budget. We come back with the selections, samples in hand — and the crew that installs them is ours.

Why one trade

A retailer and an installer is two schedules and two people to blame. We are one.

Most showrooms will tell you they install. Most of them hand the job to somebody else, and when the panels arrive chipped or the crew no-shows twice, the delay is yours and the homeowner is looking at you. We sell the material, we spec it from your plans, and we install it with in-house crews. One trade, one bill, and nobody else to coordinate.

We have been the tile partner to one Sarasota custom builder for seven years, house after house. That is what we are for: the surfaces on a spec or custom home, finished on schedule, by people who will still be answering the phone next year.

How it works

From your plans to the walk-through

  1. Step 01

    Plans and a budget

You bring the drawings and a number — say a hundred thousand for a spec home. That is all we need to start.

  2. Step 02

    The presentation

We come back with a full selection: product, layout, samples in hand. Timeless and neutral for a buyer nobody has met yet; tweaks are rare because the judgement is what you are buying.

  3. Step 03

    Takeoffs and the proposal

Quantities from your plans. The proposal spells out preparation, method, exclusions and warranty, with the substrate work as its own line — so you can compare scope, not the bottom line.

  4. Step 04

    Deposit, materials, schedule

Materials ordered against confirmed lead times, and a crew slot held. We say when, and we mean it.

  5. Step 05

    On site

A superintendent runs the job and talks to you directly — what was promised, what could go wrong, what happened today. One point of contact through to the walk-through.

What you get

What one crew changes

  • 01

    One bill, one schedule

The people who sold it are the people who set it. When the tile is late or wrong there is exactly one company to call, and it is the one that can fix it.
  • 02

    Proposals that hold

Prep, waterproofing and transitions are in the number, not in a change order. The cheap quote that left them out was never cheap.
  • 03

    Selections that do not date

Neutral, timeless palettes chosen for the buyer you have not met, presented with samples before a single box is ordered.
  • 04

Product your competitors' houses will not have

The Riva Spain line in its own building and the Duradek waterproofing dealership — the only ones of their kind on this coast.
  • 05

    Credit where it is due

The builder is named on the project page and on the logo wall. Referrals go both ways; a partner is not just a supplier.
  • 06

    Every surface, one trade

Tile and stone, large-format porcelain, Riva engineered wood, Duradek on the balconies, Shellcrete on the pool deck and the drive.

Alan and his team are the best in the business, across multiple projects of using the SRQ Modern team they're constantly one of the best subcontractors on the job.

Stand up people, on time, great quality of work and great communicators. More companies should run their business the way SRQ Modern do.

Questions builders ask

Before the first meeting

Do you actually install, or does somebody else?

We install what we sell. The crews are ours, the lead on large-format is CTEF-certified, and the superintendent who runs your job talks to you on site. There is no installer to chase because there is no second company.

How do you handle a spec home where the buyer is unknown?

The way you would: timeless and neutral, presented with samples before anything is ordered. We bring a budget back as a full selection — every surface in the house — and tweaks are rare because the judgement is the service.

What is in the proposal?

Preparation, method, exclusions and warranty, itemised, with the substrate work as its own line. Compare scope, not the bottom line: the cheap number that skipped waterproofing and transitions is the change order you get later.

Can you set 5 × 10 porcelain panels?

It is the house specialty. Suction lifts, a leveling system, mitred corners so the veining runs round. Most crews will not touch a sheet that size; the ones that will tend to chip them.

How far out are you booked?

Honestly: weeks, not days. The sooner we see the plans the sooner you are on the schedule, and takeoffs from your drawings mean we can hold a slot before the selections are final.
