Season decides the schedule, not the lead time

This is the practical fact that separates Naples from every other city we work in. A large share of these houses are occupied from roughly November to April and empty the rest of the year, and almost nobody wants a tile crew in the house during the months they are in it.

So the work happens in the off-season, and the off-season is also when every other trade in Collier County is trying to do the same thing. The consequence is that a Naples job is booked around a window rather than a start date. If you are planning a floor for next season, the conversation that matters is happening now, not in September.

We would rather tell you we cannot fit something than take a deposit and start a job we finish while you are trying to live in it.

Ground floors, elevation, and what Ian changed

A lot of ground-floor space in this market flooded in 2022, and much of it has been rebuilt since. Two things follow from that, and they get missed.

The first is that a floor going back into a space that has taken water is not just a finish decision. The slab has to be dry — genuinely dry, measured, not dry to the touch — before anything goes over it, and a moisture problem that gets tiled over does not go away, it just gets expensive.

The second is that elevation work changes thresholds. If a floor level has moved, every door, every transition and every shower curb moves with it, and that is a set-out problem to solve before anybody orders material rather than a detail to work out on site.

Salt air, sun, and outdoor floors

Gulf-front and near-Gulf houses here get the full exposure: salt, UV, and pool chemistry, often all on the same lanai. It is the reason so much of what we do in this market is outdoor — pool decks, lanais, summer kitchens, driveways — and the reason material choice matters more than it does inland.

Porcelain does not care about salt. Shellcrete is poured in place and finished on site, so it has no grout lines to fail and no joints for salt to work into, which is most of why it ends up on the pool decks. Anything with an organic binder is a shorter conversation here than it would be two counties north.

There is no Naples showroom, and pretending otherwise would be the first thing you found out was untrue.

What that means in practice: material selection happens either at our Bradenton showroom or by us bringing samples to you, and we do bring them. A crew working in Collier County is working there for the duration rather than driving back and forth, which is why we take whole-scope work here — a house, a floor, a full outdoor package — and generally turn down single-bathroom jobs two hours from the shop. It would not be fair to price them and it would not be fair to schedule them.

The upside of the same arrangement is that the people who sell you the material are the people who install it, and that does not change because of the postcode.
