Lakewood Ranch is a different kind of job from anywhere else we work. It is master-planned, it is new, and it is one of the fastest-growing communities in the country — which means most of the work here is not renovation. It is correcting a builder's finish schedule in a house that is two years old.

Builders in a community this size buy one tile and one plank at volume and put it in every house. It is a rational way to build a thousand homes and it is why so many Lakewood Ranch kitchens look like the neighbour's. Most of what we do here is the upgrade people intended to make before they moved in.

The HOA is part of the schedule

Almost every village here sits under an association with an architectural review process, and Lakewood Ranch spans two counties — Manatee and Sarasota — so which one you are in changes the permitting as well.

Interior work is usually straightforward. Anything visible from outside — a lanai floor, a pool deck, a driveway, an entry — generally needs approval first, and approval takes as long as it takes. We plan around that rather than around the install date, because a crew standing on a driveway waiting for a committee is expensive for everybody.

Ask your association two things before you sign anything: what needs submitting, and whether there are restricted work hours or delivery routes.

New slabs, which is good news

The slabs here are recent, poured to modern tolerances, and generally flat enough that large-format panel work does not need the levelling budget an older Sarasota house does. That is a genuine cost difference and it is why panel projects often come in more competitively out here than people expect.

What we get asked for most

Kitchen and bathroom upgrades away from the builder's tile, large-format porcelain on feature walls and islands, engineered hardwood replacing builder-grade plank, and lanai floors — which in this climate is the room people actually use.
