What a tile quote actually includes, and the four lines that move the price

People compare tile quotes on the tile. It is the part with a picture and a price per square foot, so it is the part that feels comparable. It is also, on most jobs, not where the difference between two numbers lives.

Here is what actually moves it.

The substrate has to be flatter than you think

Tile does not fix a floor. It reports on one. And the bigger the tile, the more honestly it reports: a 6-inch tile can absorb a dip that a 24-inch tile bridges, leaving a hollow that eventually cracks or a lipped edge you catch with a bare foot.

Industry tolerance tightens as the tile grows. Past 15 inches on any edge, the allowance is roughly an eighth of an inch over ten feet — which very few Florida slabs meet as poured. Getting there means self-levelling compound or a mortar bed, and that is a real line item measured in bags and hours, not a rounding error. A quote that does not mention the floor either measured it and found it flat, or did not measure it.

Ask which. The answer tells you a lot.

Waterproofing is a system, not a product

In a shower, the waterproofing is the part of the job you will never see and the only part that can cost you a ceiling. A bonded sheet or liquid membrane over the whole wet area, correctly lapped, with the drain and the corners treated as their own details, is a different scope from a coat of something rolled on because it was in the van.

Curbless showers — which nearly every renovation asks for now — raise the stakes again, because there is no curb to stop water and the slope has to be right over a larger area. It is a good detail. It is not a cheaper one.

Movement joints are not optional and not ugly

Tile expands. Slabs move. Florida gives you both a temperature swing at the lanai threshold and a building that dries out for a decade after it is poured. Field joints, perimeter joints and joints where tile meets a different material are what let that happen without the floor tenting.

They get left out because they are the easiest thing to leave out and nothing happens for a year. Then something happens all at once.

Transitions, trim and the edges nobody quotes

Where tile meets wood, where it turns a corner, where it stops at a door, where it climbs a step: each of those is a decision and a material. Mitred edges, metal profiles, thresholds cut from the same slab. It is the least glamorous line on the estimate and the one you look at every day.

So how do you compare two numbers

Get both quotes to list the four separately. If one includes floor prep and the other does not, you are not looking at two prices for the same job — you are looking at one price for the job and one for part of it.
